HOA & Multi-Unit Painting for Portland-Area Communities
Repainting a community is a decision the whole board has to stand behind. For 40 years, Verhaalen’s own employee crews have protected property values, kept residents happy, and stood behind every project with a 5-year unconditional warranty.

The Problem
Most painting companies are built for single homes, then stretch to handle an HOA or multi-unit community. That’s when boards get what they dread: shifting timelines, crews that disappear mid-project, resident complaints landing in the board’s inbox, and a warranty nobody can find when the paint fails a few winters later. You’re the one who has to answer for it at the next meeting.

Why HOA Boards Choose Verhaalen
- Employee Crews Only — Every painter is a Verhaalen employee; we’ve never used subcontractors. We promote from within.
- 40 Years of HOA Expertise — We know board approvals, reserve timelines, and community-wide scheduling.
- Best-in-Class Written Warranty — A 5-year unconditional labor warranty, plus the manufacturer’s paint warranty.
- Award-Winning & Accredited — CAI Vendor of the Year (2022), CAI & OWCAM member, BBB A+, CCB #85508.
- Minimal Resident Disruption — Door notices at every phase, updates so the board/manager can inform residents, quiet crews with open walking paths, and a tidy site every day.
- We Handle Complaints — Not the Board — Concerns come straight to us and are addressed within 24 hours.
How We Work With HOA Boards & Property Managers
- Request & walkthrough — You send a bid request; we meet a board member or PM on site, walk the property, and note priorities.
- Clear proposal — We send a proposal you can present to the board, then coordinate colors and scheduling once approved.
- The work — A project manager is on site weekly with daily/weekly updates. Pre-job walk with crew leaders, PM, and your HOA rep.
- Final walk — A final inspection with the board/PM, and our warranty manager checks the site annually for five years.

Common HOA & Multi-Unit Projects
- Full exterior repaints of condominium, townhome, and multi-family communities
- Interior common areas — lobbies, hallways, stairwells, clubhouses, fitness rooms
- Fence, railing, and trim painting; common-area touch-ups
Surfaces & Prep
We work on wood siding, stucco, Hardie board, EIFS, trim, gutters, fences, railings and decks — using premium Sherwin-Williams, Benjamin Moore, Rodda and Miller paints. We’re lead-certified and use low-VOC products. Our prep is where longevity comes from: an environmentally friendly pre-treatment, a light pressure wash, replacing failed caulking with high-grade caulk, scraping/sanding/priming any peeling paint, and inspecting all wood for dry rot before we paint.

Ken & Blake Verhaalen

Thrilled with the job they did. Having worked with a colorist, we picked paints with different applications on each of our six buildings. The team was courteous and respectful of everyone's needs. We can't provide enough superlatives for the work that Verhaalen and their exceptional team did for us.
Barbra Blackstone Property: The View Condominiums
Verhaalen's approach to bidding the large job was the most comprehensive and thoughtful. Professional and attentive from bid to warranty claims. More than a year later the paint continues to look fantastic we have a strong long-term partner.
Adam Cummings, President, Board of Directors Property: NorthWynd Condominiums Association (200+ units)
I'm an HOA board member and recently headed up our hallway repainting project. Their bid was the lowest we received, but there was no 'skimping' on quality or timing — two coats plus two trim colors on nine floors in only four days. The finished work was flawless, and Verhaalen even offered to come back after our new carpet install for touch-ups at no additional charge.
